The rooms were cosy. Breakfest was served in a bag and was sufficient for us fringe goers. Many fringe theathers were within a walking distance (we like walking, but there are busses available also.) peaceful. Not cheap. But functioned very well for us.

The house was located in a really nice area, quite calm and green. The bed was comfortable, nice pillows, all very clean and tidy. Good location just a bit outside of Edinburgh city center, but lots of shops, restaurants and pubs in the neighborhood. It just takes about 20 mins to walk to the old town and there is a bus stop opposite the guest house. The room was absolutely clean and the beds were comfortable.
